Description: KBWY KBW Premium Yield Equity

The Invesco KBW Premium Yield Equity REIT ETF (KBWY) is a U.S.-listed exchange-traded fund that seeks to track a modified-dividend yield-weighted index of small- and mid-capitalization domestic equity real estate investment trusts (REITs). The fund commits at least 90% of its total assets to the securities comprising the underlying index, which is designed to capture publicly-traded U.S. REITs offering competitive dividend yields.

REITs are companies that own, operate, or finance income-producing real estate, and they are generally required to distribute a significant portion of their taxable income to shareholders in the form of dividends, which is why yield-weighted indices are commonly used to construct ETFs in this segment. The fund launched in December 2010 and is classified within the real estate ETF category, providing targeted exposure to the higher-yielding, smaller-cap end of the U.S. REIT market.

Headlines to Watch Out For
  • Fed rate path narrows REIT dividend yield premium over Treasuries
  • Small-cap REIT holdings face office and retail occupancy headwinds
  • Rising cap rates pressure property valuations across fund portfolio
